Most files a broker brings to Alliance Portfolio have already been somewhere else. A bank that passed, a property that doesn’t conform, an entity or trust that stalls a lender, a borrower whose situation has to be explained rather than scored.
Alliance Portfolio reads each of those files directly, on the property, the equity and a defined exit rather than a category. What a conventional lender treats as a reason to decline is often just a reason the deal needs judgment, and judgment is the thing Alliance Portfolio brings to the table.

A fast closing only matters if the answer before it was real. The people who read your file are the people who can fund it, so the read is direct: yes, no, or what it would take. Either way you know before you have spent weeks building a package, and your client hears it from you.

Timing
A good financing answer is only useful if it comes in time.
A scenario reaches a private lender because the calendar will not wait, an escrow, a payoff, an exchange already running.
Alliance Portfolio keeps the decision and the capital in one place. The file goes to a person who can act on it, not into a queue; the money is Alliance Portfolio’s own, so there is no outside committee or warehouse line to wait on; and the same firm underwrites, funds and services, so nothing is handed off at the moment it matters most. The timetable can belong to the transaction.

Broker economics
You brought the opportunity. The structure should recognize that.
Because Alliance Portfolio lends on its own capital, the structure can follow the deal, position, term, draws and the exit built around the transaction rather than forced into a product.
A deal that is structured well works for three people at once: the borrower, Alliance Portfolio, and the broker who brought it. You stay in the structuring conversation with the people who decide, and you are paid on the transaction you found. Broker compensation is determined by the agreement established for each individual loan at the time of origination.
Your client
Your client stays your client.
We work with you, not around you. Your relationship remains your relationship, and the structure should recognize the value you bring to the transaction.
You remain in the conversation as the file moves through review, diligence and closing, and Alliance Portfolio keeps expectations and material changes clear so you can speak to your client with confidence. Your role does not disappear when the loan reaches Alliance Portfolio; the relationship remains yours, Alliance Portfolio does not use the transaction to solicit your client.
