Is this a fit?

Can Alliance Portfolio fund a scenario like mine?

Probably worth sending. Alliance Portfolio makes private loans secured by California real estate, purchases against a deadline, bridge, refinance and cash-out, renovation and construction, second position, and files a conventional lender will not underwrite. If the property, the equity and a defined exit are there, bring it.

My client’s bank already passed. Is it still worth sending?

Often, yes. Alliance Portfolio reads the property, the equity and the exit rather than a category, so income documentation, ownership structure, timing or property type that fails a lending box does not end the conversation.

What if my borrower cannot wait for a bank?

Send it. A real deadline is one of the most common reasons a scenario comes to Alliance Portfolio. The file goes to a person who can act on it and the capital is Alliance Portfolio’s own, so the decision does not wait on an outside process.

Can Alliance Portfolio help when my client has assets but limited current liquidity?

Often. A borrower whose wealth sits in property, a business or other investments may not want to sell to raise cash. If the loan is secured by California real estate with the equity to support it, Alliance Portfolio reads the property, the equity and the exit rather than a liquidity snapshot.

Do you handle bridge situations between two transactions?

Yes. A sale, acquisition, exchange or refinance does not always happen in the ideal order, and bridge financing against California real estate is one of the structures Alliance Portfolio looks at. Send the property, the loan amount, the timeline and what needs to happen on each side.

Can the borrower be an LLC or corporation?

Yes. LLCs, corporations, partnerships and trusts borrow from Alliance Portfolio for business and investment purposes, and the read starts with the real estate and the transaction rather than a conventional borrower profile. Whether personal financial detail or a guarantee is needed depends on the transaction and is confirmed with Alliance Portfolio directly.

Where does Alliance Portfolio lend?

Coastal California, principally Orange County, coastal Los Angeles, San Diego County and the San Francisco Bay Area.

What about an owner-occupied home?

Alliance Portfolio lends for business and investment purposes against investment and business-purpose property. If you are not sure which side a scenario falls on, send it and Alliance Portfolio will say.

What to send with a scenario

What information do you need for an initial read?

The property, the loan amount, the current value, any existing debt, the purpose, the timing, the borrower or entity type, and the exit. That is enough for Alliance Portfolio to start the conversation; it is not the full package, and once there is a path you’ll be told what the file needs next.

Can I send a deal that is still taking shape?

Yes. An early read on a property, a position and an exit is often more useful than a finished package, because it tells you whether to keep building the file.

How does broker compensation work?

Broker compensation is determined by the agreement established for each individual loan at the time of origination. You are paid on the transaction you bring; no standard rate or split is published, compensation on one loan never predicts another, and the funded record shows what brokers actually earned on specific past transactions.

How is my compensation handled at closing?

Compensation is set in the structure of the transaction and documented, so nothing about how you are paid appears at signing that was not agreed beforehand. The specifics of any deal are confirmed with Alliance Portfolio directly.

Does my client stay my client?

Yes. Alliance Portfolio works with you, not around you. Your client relationship remains yours, and Alliance Portfolio does not use the transaction to solicit your client.

Do I stay involved once the file is in?

Yes. You remain in the conversation as the file moves through review, diligence and closing, and Alliance Portfolio keeps expectations and material changes clear so you can speak to your client with confidence.

Whose client is it after the loan closes?

Yours. The intent is the next scenario, not one transaction. The relationship is the reason brokers come back.

Diligence and closing

What diligence stands behind the loan?

The same evidence on every file: an independent appraisal of what the property is worth today, a preliminary title report, the borrower package, and the note and deed of trust that state exactly what was agreed. It protects the lender and the borrower alike.

How does the loan close?

Signing, recording and funds move through escrow the way any California real estate transaction closes; the deed of trust records the agreed position and the loan funds on Alliance Portfolio’s own capital.

Are there closing costs or fees I should tell my client about?

Costs are set in the loan documents, so nothing appears at signing that was not agreed beforehand. No fee or point figure is published here. The documents are the source of truth.

After closing

Who services the loan?

Alliance Portfolio services its own loans in house, so payments, questions and anything the transaction needs mid-term go to the people who structured and funded it.

How a loan works
Can the loan be extended if the exit moves?

An extension is considered on its own merits, never assumed. The servicing and the lending decisions sit with the same people, so the conversation starts in one place.

What happens at payoff?

When the exit arrives, the payoff is calculated and the deed of trust is reconveyed. The loan ends the way it was designed to.
