Why Not Seek a Conventional Loan?

So, why not seek a conventional loan instead of a hard money loan?  There are a number of valid reasons.  Conventional loans place a huge importance on a borrower’s income and credit standing.  At Alliance Portfolio, our emphasis focuses on the value of the San Diego property that would be collateralized and how well the property’s income would support the monthly debt.

If we break down some of the overarching advantages of hard lender money loans, their benefits become very obvious, very quickly: 

  • When a traditional lender will not approve a loan due to one’s credit, hard money lenders do.  Our loans are, often, approved within 24 hours or less.  This is critical for time-sensitive transactions that require immediate attention.
  • A traditional lender may not finance 100% of the investment money required, but hard money lenders are more apt to.  At Alliance Portfolio, we provide loan amounts from 100K to 10M.
  • Real estate investors cannot use traditional financing to purchase distressed properties deemed as flip homes, but we provide hard lender money for that option.
  • A conventional loan can take up to a month, or longer, to close, but we offer quick-close financing in as little as 5-10 days – time is money! 

 

  • Conventional loans are, typically, 15 to 30 year terms.  Hard lender money loans provide a short-term option of 1-3 years.  San Diego investors can pay off the balance as soon as a property sells.
  • Institutional lenders won’t finance some property types, such as mixed-use properties, but hard money lenders do.
